
A proposal has been submitted to build nearly 30 new homes in a Leicestershire village garden, part of which lies within designated green wedge land. Developers say the surrounding area is “undeveloped” and envision a variety of house types if the plans go ahead.
D&T Developers has applied to Hinckley and Bosworth Borough Council (HBBC) for permission to build 28 homes on land at 158 Shilton Road, Barwell. The existing property at that address would be demolished to make room for the development, which the applicant describes as “domestic garden space”.
The proposed homes would range from two to two-and-a-half storeys in height. Although detailed designs are yet to be submitted, the developer plans to offer a mix of property types, including maisonettes and four-bedroom houses.
Planning documents indicate that while most of the site falls within the established settlement boundary of Barwell and Earl Shilton, the southernmost section lies within the Hinckley and Bosworth Green Wedge—an area intended to preserve separation between Barwell, Hinckley, Earl Shilton, and Burbage.
The surrounding land is characterised as “rural or agricultural” in nature, though developers say the new estate would retain a “semi-rural character” by preserving existing trees and hedgerows along the boundaries.
Up to 20 per cent of the new homes would be classed as affordable housing. Each property would also have two or three parking spaces. A new footpath is planned to run from north to south across the site. Vehicle access would be via Leicester Road, with a secondary access point from Shilton Road.
The application can be viewed on the council’s planning portal, where residents can submit comments or objections until Friday, June 13.
Earlier this year, HBBC lost an appeal over its decision to refuse permission for 95 homes by Redrow Homes on land off the Common in Barwell. That site, made up of fields and paddocks, is also part of the green wedge and had previously been the subject of two successful council appeals.
