Construction has officially begun on a vast new industrial development at Padge Hall Farm, on the outskirts of Hinckley. The 1.46 million square foot logistics hub, being developed by Mountpark, is set to transform the area—and a major supermarket retailer has been confirmed as the first tenant.
The site, located off Watling Street, forms part of a wider scheme that also includes long-awaited improvements to the A5 railway bridge, notorious for frequent collisions with heavy goods vehicles (HGVs). Dubbed “Britain’s most bashed bridge,” it was struck 88 times in just five years and has already sustained several impacts in 2025 despite prominent warning signage.
While the road-lowering works under the bridge were initially planned to start before Easter, National Highways announced delays in March due to “highly complex” drainage issues. Mountpark has now said the work is expected to commence toward the end of this year.
The industrial park spans land under the jurisdiction of three councils: Hinckley and Bosworth Borough Council (HBBC), Rugby Borough Council, and Nuneaton and Bedworth Borough Council. HBBC granted planning approval for its section of the development in June 2023, though some councillors voiced strong concerns.
Councillor James Moore warned the development could bring significant congestion, noting: “They’re going to create 2,500 jobs on this site. All those cars on that roundabout, all those HGVs serving these huge warehouses day and night, including at rush hour—it’s going to cause a huge amount of traffic problems.”
The project also includes a substantial green space commitment. Nearly half the Mountpark Hinckley site will be set aside for environmental and community use, featuring hedgerows, woodland areas, a wetland, more than 2.5 kilometers of walking paths, and a fitness trail with outdoor gym equipment.
Mountpark has stated that construction of the first unit is expected to be completed by spring 2026.
