New Housing Development Proposed for Earl Shilton: Dozens of Homes to be Built Across from Major Construction Site
In the town of Earl Shilton, a new housing development is on the horizon as Manor Oak Homes has submitted a proposal to Hinckley and Bosworth Borough Council. The application seeks permission to build dozens of new homes on land situated east of Leicester Road, directly across from where 190 homes are already slated for construction. This proposal comes at a time when an additional 1,500 houses are anticipated to receive approval in the area.
The targeted land for the new development, located at the northern edge of Earl Shilton, is currently used for grazing and houses several stables and storage buildings. The proposed access to the new homes will be via an as-yet-unnamed road off Leicester Road.
Development Details
Manor Oak Homes has included in their proposal the provision of seven affordable homes within the development. This plan follows the approval of two separate applications for a total of 190 homes—140 and 50 homes respectively—on land at Hill Top Farm, located across the road from the new site.
While detailed plans regarding the size and types of houses, landscaping, and parking spaces are yet to be finalized, the initial planning application emphasizes the importance of accessible public open spaces and play areas. These features are intended to offer residents areas for relaxation and recreation, contributing to the community’s quality of life.
Consideration of Historic Landscape
One notable aspect of the proposed development is its proximity to the Grade II-star listed Church of St Simon and St Jude, which lies just 210 meters from the site. The council’s conservation officer has emphasized the necessity of a “high-quality, landscape-led approach to the design of the development” to preserve the views of this historic building. The church, known for its prominent ridge-top position, is a significant landmark visible from various points in the northern landscape of Earl Shilton.
Planning documents indicate that the development on the proposed site will complement the new settlement edge established by the recently approved application to the west. The aim is to create a thoughtful arrangement of dwellings that harmonize with the topography and the broader landscape.
Upcoming Council Decision
The council’s plans committee is scheduled to make a decision today evening (Tuesday) on two major planning applications for land in the south of Earl Shilton. If approved, these applications will add a total of 1,500 homes to the area, significantly contributing to the town’s residential expansion.
Residents and interested parties can view the application documents for the 33 homes on the council’s online planning portal. Comments and objections are welcomed until Friday, June 14, providing the community an opportunity to participate in the planning process.
The proposed developments reflect a significant phase in Earl Shilton’s growth, aiming to balance the need for new housing with the preservation of its historic and scenic landscape.
